1. SCOPE OF APPLICATION AND SPECIAL TERMS AND CONDITIONS

 

These General Terms and Conditions apply to the booking of accommodations, activities, experiences, workshops, excursions, programs, and related additional services at Kalliokumpu Eco Lodge, unless a special agreement has been made or the General Terms and Conditions for the specific product specify otherwise.

 

2. RESERVATION AND CONFIRMATION

 

When making a reservation, you must provide your name, residential address, phone number, email address, payment method, and estimated time of arrival.

The reservation is initially considered provisionally confirmed once it has been confirmed in writing (e.g., via email) by Kalliokumpu Eco Lodge. The booking becomes binding as soon as Kalliokumpu Eco Lodge has received the full invoice amount.

The online booking service sends a booking confirmation to the email address provided by the guest. Kalliokumpu Eco Lodge assumes no liability if the reservation fails or the booking service malfunctions in any other way. The guest is required to contact Kalliokumpu Eco Lodge immediately so that the situation can be resolved.

If the booked accommodation cannot be provided due to a technical error or a double booking, the reservation will be canceled and any payments already made will be refunded in full.

 

3. PAYMENT

 

The full booking price (100%) for accommodations, additional services, and booked activities, experiences, workshops, excursions, programs, and related services must be paid at the time of booking.

Payment is made via the payment link provided in the booking confirmation or through the Kalliokumpu Eco Lodge online booking system.

The reservation is considered definitively confirmed once the full invoice amount has been received.

Once payment is received, the cancellation and refund terms listed under Section 6 (“Cancellations and No-Shows”) apply.

If payment is not made within the payment deadline specified in the booking confirmation, Kalliokumpu Eco Lodge reserves the right to cancel the reservation without further notice.

For online bookings, we accept payments via Stripe (bank transfer or major credit and debit cards). In exceptional cases and only upon prior written agreement, payment may be made on-site. On-site, we accept cash, credit cards, and MobilePay.

4. GIFT CERTIFICATES

 

A Kalliokumpu Eco Lodge gift certificate may be used to book accommodations at Kalliokumpu Eco Lodge on available dates.

 

The gift certificate is valid for one year from the date of issue. The gift certificate may be used only once, and the full value of the certificate must always be used. Partial redemption of the certificate is not possible.

The gift certificate cannot be refunded or exchanged for cash or credit, and cannot be replaced or refunded if lost, stolen, or used. The expiration date cannot be extended.

 

5. CHECK-IN/CHECK-OUT & PERSONAL INFORMATION

 

Check-in at Kalliokumpu Eco Lodge is from 3:00 PM on the day of arrival.

Upon check-out on the day of departure, the accommodation must be vacated by 11:00 a.m.

 

We prefer that you arrive by 6:00 p.m. at the latest. A later arrival is possible if you notify us at least one day before your arrival.

 

To stay at Kalliokumpu Eco Lodge, every guest must present a valid ID card or passport.

Upon arrival, you must provide your name and the names of all traveling companions, which will be recorded in the passenger declaration form (in accordance with government regulations for lodging establishments).

 

 

6. CANCELLATIONS AND NO-SHOWS

For cancellations made at least 60 days before the arrival date, we will refund 70% of your booking.

For cancellations made 59–30 days before the arrival date, we will refund 50% of your booking.

For cancellations made 29–15 days before the arrival date, we will refund 40% of your booking.

For cancellations made 14–1 days before the arrival date, we will refund 20% of your booking.

If you cancel your reservation on the day of arrival or do not arrive at all, the cancellation fee is 100%, and we will charge the full price of the reservation.

 

Kalliokumpu Eco Lodge is not obligated to accept cancellations without cancellation fees, e.g., based on a doctor’s note or other documentary evidence.

7. BOOKING CHANGES

 

Booking changes are subject to a separate fee.

You can transfer your stay to family, friends, or others at any time. In this case, please send us an email with your name, your request, your booking number, and the name of the person or persons who will be traveling in your place. The service fee for changes is 25 €.

8. ACTIVITIES & EXPERIENCES

 

“Activities” and “Experiences” refer to activities, experiences, workshops, excursions, programs, and related additional services that are organized by Kalliokumpu Eco Lodge or sold by Kalliokumpu Eco Lodge but organized by a third party.

 

For activities and experiences, we’ll meet at the Kalliokumpu Eco Lodge 15 minutes before the reserved or agreed-upon start time. If you arrive later, you must notify the Kalliokumpu Eco Lodge.

Otherwise, your right to participate in the booked activity will be forfeited, and Kalliokumpu Eco Lodge may resell the activity to others. Your right to participate in the activity will also be forfeited if you fail to show up at the agreed-upon time. The price for the reserved and booked activity must still be paid, and you cannot request a refund of any payment already made.

 

Despite the careful and safe conduct of the activities, accidents involving personal injury and/or property damage cannot be ruled out. We assume no liability in the event of an accident. Guests participate in activities at their own risk.

 

Guests must inform Kalliokumpu Eco Lodge and/or the activity provider of any health issues, allergies, or intolerances that may affect or be affected by participation in the activity. For example, if you have health concerns about whether you should use the sauna, please consult your doctor beforehand.

 

The program/service provider is liable only for personal injury or property damage resulting from an accident and caused by the negligence of the program provider itself, its employees, or its agents, or by the provision of defective equipment.

 

The program/service provider is not liable for incidental damages or injuries that are not attributable to negligence or defective equipment as mentioned above. These may be covered under the participant’s or guest’s own travel insurance. Personal travel insurance is always highly recommended for unexpected situations!

 

If the instructions of the organizer or its agents are not followed, we assume no liability whatsoever.

Liability for damages is governed by the general principles of tort law.

9. PROGRAM CHANGES

​

​All of our activities and experiences are outdoor programs that generally take place in all weather conditions. However, if on the day of the program the proper execution of the booked program is not possible due to force majeure (thunderstorms, ice, strong winds and gusts of 5 Bft. or higher, heavy rain) or if carrying out the program would endanger or inconvenience participants, an alternative option will be offered.

10. GUEST CONDUCT AT THE LODGE

 

Smoking is not permitted in the lodge’s buildings and tents, on the grounds, or in the forest.

 

At Kalliokumpu Eco Lodge and throughout your stay, we expect guests to observe good manners and rules of conduct. All guests must behave in a manner that does not disturb other guests and ensures the smooth operation of the lodge. You must comply with the instructions of the operators and/or staff of Kalliokumpu Eco Lodge. If you fail to comply with these rules, you may be asked to leave the lodge immediately. In this case, you must pay for your accommodations and any additional services ordered, and any payments already made will not be refunded.

Guests are responsible for keeping the Kalliokumpu Eco Lodge, its premises, and tent accommodations—including the grounds and courtyard—clean, as well as for disposing of all waste at the end of their stay (recycling bins are available on the premises).

If the guest fails to clean the premises, Kalliokumpu Island Lodge will charge the full cleaning fee. The cleaning fee is 75€ per hour.

 

An open fire may only be lit at the designated fire pit. You may only use the fire pit with the designated wood (Kalliokumpu Eco Lodge provides birch wood). Use of the fire pit is prohibited during gusty winds and when there is a public forest fire hazard.

 

11. ADDITIONAL SERVICES/CLEANING OF THE ACCOMMODATION

 

You can book additional services for your stay, such as extra cleaning. Only the final cleaning is included in the price. Tent accommodations must be left swept clean. Final cleaning is included in the price.

 

12. GUEST LIABILITY FOR DAMAGES

 

As a guest, you are liable for any damage caused intentionally or accidentally by you, your guest/companion, or your pet in the buildings/tents or on the grounds of Kalliokumpu Island Lodge. This also applies to the furniture and other furnishings at Kalliokumpu Eco Lodge. Kalliokumpu Eco Lodge reserves the right to bill the guest for the cost of any damage caused. Our lodge is like your home—please treat everything with respect!

Liability for damages is determined in accordance with general principles of tort law.

 

If a guest notices any damage or something inappropriate at Kalliokumpu Eco Lodge, the lodge’s operators and/or staff must be notified immediately.

 

13. RESPONSIBILITY FOR YOUR VALUABLES

 

Kalliokumpu Eco Lodge is not liable for damage to or the disappearance of valuables during your stay.

 

Please take care of your own belongings.

 

Kalliokumpu Eco Lodge is not responsible for damage to or the disappearance of vehicles parked on its premises, nor for items left inside the vehicle.

 

14. INSURANCE

 

We strongly recommend that all guests purchase comprehensive travel insurance (including trip cancellation, trip interruption, and trip delay coverage). Depending on the policy, travel insurance covers unexpected events such as illness, accidents, trip interruptions, or flight cancellations. Guests are responsible for obtaining adequate insurance coverage before departure.

 

15. PETS

 

Due to allergies, to maintain peace and quiet, and out of consideration for the needs of other guests, pets are welcome in the buildings and tent accommodations only by prior arrangement. Please inform us of any pets when making your reservation and contact us in advance to confirm whether a stay at Kalliokumpu Eco Lodge with a pet is possible.

 

16. CANCELLATION BY THE SERVICE PROVIDER

 

Kalliokumpu Eco Lodge reserves the right to cancel a reservation due to force majeure (the lodge may be unable to provide the agreed-upon services due to a factor that impairs its operations, e.g., strike, fire, water damage, natural disaster, state of war, personal illness, etc.). In such cases, the guest will be refunded the reservation fee.

 

The reservation may also be transferred to another accommodation of at least the same standard (in which case the matter will be agreed upon between the lodge and the customer).

 

17. GOVERNING LAW AND DISPUTE RESOLUTION

 

This agreement is governed by Finnish law.

 

 

Kalliokumpu Eco Lodge reserves the right to amend these terms and conditions.
